Wall cracks
Settlement cracks can occur up to 24 months after completion. Settlement cracks are not covered and can be addressed through filling and decorating.
Only cracks which can’t be repaired through general maintenance and are larger than 2mm wide may require further investigation.

Cracks in tiles
Tiles are not covered under the structural warranty. If you are experiencing issues with the sub floor below, please get in contact with the claims team for further investigation.

Cracks in converted areas
Any alterations, modifications, repairs, extension or additions are not covered unless you contacted us and were able to secure a mid-term adjustment from Global.

Leaking shower, bath or toiletÂ
Plumbing is not covered in your stuructural warranty policy. This is often an issue with the sealant.

Drain issues
Drain or plumbing issues are not covered in your structural warranty policy.

Squeaking floors
Squeaking floors are not covered in your structural warranty policy.

Doors
Doors are not covered by your structural warranty policy.

Windows
Windows are not covered by your structural warranty policy.

Uneven patio/driveway or landscaping
Patios, driveways and landscaping do not form part of the structure and are not covered under your structural warranty policy.

Flaking Paint (External)
Flaking paint is not covered by your structural warranty policy. Paint is a maintenance requirement of the homeowner.

Mould
Mould is not covered by your structural warranty policy. Humidity that is not as a direct result of a defect in the design, workmanship or waterproofing elements of the waterproof envelope may be as a result of lack ventilation.

Sinking and/or shrinkage of floors, skirting boards, architrave and woodwork
Natural settlement and shrinkage will occur during the drying out period. This is not covered under the warranty.

Draught issues
This is not a structural defect therefore not covered by your structural defect policy.

Lighting issues
Fixtures and fittings are not covered under the structural warranty.

Chimney Flu
Concrete flu - these may be covered subject to further investigation. Stoves - flu liners are not covered. We recommend that you contact your stove installer. -
Lead flashing
This may be be covered by your structural warranty policy but could cost a lot less than the £1000 excess to repair. We recommend that you get a quote to repair.

Roof Tiles
Wear and tear of roof tiles is not covered in your structural warranty policy. We advise that you contact your home insurance provider.

Water running down the exterior of the property
This may be a result of a blocked gutter which is a maintenance issue and the responsibility of the homeowner. If left untreated and ingresses into a property, it may invalidate a claim in the future.

Loose Facia
Loose facia is not covered by your structural warranty policy. This is a snag.

Plastering
Plastering is not covered by your structural warranty insurance policy. This is a snag

Scratched Window
Scratched windows are not covered by your structural home warranty. This is a snag.

Door locks
Door locks are not covered by your structural warranty policy. This is a snag.

Leaking radiator
Leaking radiators are not covered by your structural warranty policy. This is a snag.

Gas smell
Contact the house provider immediately.

Paintwork issues
Issues with paintwork are considered a snag and therefore are not covered by your structural warranty policy.

Communal areas
In the first instance, speak to your management company who will handle and submit any potential claims on your behalf.

Damp
Damp which been caused by water ingress may require further investigation. Damp which has been caused by condensation is not covered under the policy.

Render issues
If you are experiencing issues with the render of your property, please contact our claims department for further advice.

Water ingress
Issues with water ingress need to be assessed on an individual basis. For example, water ingress appearing through external brick work may be covered subject to further investigation. Water ingress around windows is often due to sealant issues and therefore is not covered under the policy.
